Steel Frame Construction Cost in Tehran: Materials, Labor and Installation

How much does it cost to build and install a steel frame in Tehran? The useful answer starts with the structural drawings, estimated steel weight and a clear scope of work. Khakpour Contracting reviews the project requirements before preparing an estimate. Explore our steel structure design, fabrication and installation service for the available scope. This guide shows you how to compare a supply-and-install quote with a labor-only proposal and what to send for an itemized price.

You will also find a worked example, the differences between a two-story and a five-story building, and the questions to ask before ordering a bolted frame, a warehouse frame or a commercial structure. A floor area or a generic price per kilogram can support an early budget, but it cannot replace a drawing-based quotation.

Cost calculation

How is steel frame construction cost calculated?

Start with quantities, define the scope, then compare rates on the same basis.

The most reliable quantity is the weight of structural members and connection components measured from approved drawings and a bill of quantities. At concept stage, you may multiply the agreed gross floor area by an assumed steel weight per square meter. That assumption is a budgeting input, not an engineering specification or a universal weight for buildings of the same height.

A practical breakdown is: steel procurement + workshop fabrication + surface treatment and specified testing + transport + on-site erection + project-specific extras. Be explicit about whether connection plates, bolts, stiffeners, bracing and an agreed allowance for material offcuts appear in the measured weight or as separate line items.

01

Cost per kilogram

Useful when the frame can be measured by weight. Specify whether the contract uses drawing weight, verified delivered weight or installed weight, and define how variations are valued.

02

Cost per square meter

Useful for an early comparison: the price of the defined frame scope divided by the defined floor area. Confirm whether basements, roof structures, cantilevers and mezzanines are counted.

Steel frame cost per square meter with materials is not the same as the total cost per square meter of a finished building. Foundations, concrete slabs, roof decks, fire protection, façades, building services and fit-out belong in the frame price only when the proposal explicitly includes them.

A quote you can compare

What is included in a steel frame fabrication and erection quote?

Ask both bidders to price the same deliverables.

Cost item Check the quotation for Why it matters
Steel and connections Sections, plates, bolts, material supply and delivery to the fabrication shop Specify grade, quantities and the basis for material pricing.
Fabrication Shop drawings, cutting, drilling, assembly, welding and dimensional checks Nonstandard or highly varied parts can change unit labor cost.
Protection and inspection Surface preparation, coating and the inspection or testing stated in project documents A coating or test that is omitted can create a later variation.
Delivery and erection Loading, transport, unloading, craneage, temporary bracing and connection completion Site access and lifting height affect the erection plan.
Related works Foundations, base plates, decking, roof, fire protection and ancillary steelwork List each item as included, excluded or separately priced.

For a steel frame labor-only cost in Tehran, ask who supplies the steel, bolts, welding consumables, equipment, crane, transport and site labor coverage. “Labor only” may mean workshop fabrication, on-site erection, or both. Request an explicit price for each activity instead of relying on that label.

Worked example

How to estimate a two-story steel frame

The rates below are hypothetical arithmetic inputs, not current market prices or a project quotation.

Imagine a two-story building with 200 m² of total floor area included in the estimate. For an initial budget only, assume a designer has suggested 55 kg of steel per m² for the defined frame components. The preliminary weight is 11,000 kg. The actual design could be lighter or heavier depending on spans, lateral system, loads and connection details.

  1. Estimate weight: 200 m² × 55 kg/m² = 11,000 kg.
  2. Apply a hypothetical unit rate: at an illustrative 100,000 toman per kg for the agreed material, fabrication and erection scope, the subtotal would be 1,100,000,000 toman. This is a teaching example, not a live rate.
  3. Add separately priced items: if the same hypothetical quote allows 120,000,000 toman for transport, craneage and coating, its preliminary total becomes 1,220,000,000 toman.
  4. Compare by area: 1,220,000,000 ÷ 200 = 6,100,000 toman per m² for precisely the scope assumed above. Foundation, floor system, taxes or other exclusions must be assessed separately.

At 11,000 kg, every 1,000 toman per kg change in the combined unit rate moves the frame subtotal by 11,000,000 toman. That sensitivity is why the quote should state its issue date, validity period and the treatment of changes in steel purchase price. If you are budgeting in another currency, convert a dated, itemized local quotation rather than relying on a generic international dollar figure.

Project-specific pricing

Which frame are you pricing?

Building height, connection system and use all change the quantity and scope.

Two-story residential steel frame cost

A small building does not automatically have a low price per kilogram: mobilization, a crane visit and site setup are spread across fewer kilograms. Send the approved foundation and structural plans, number of spans and a clear statement about base plates, stairs and floor construction. The worked example above explains the method; it is not a standard price for all two-story buildings.

Five-story steel frame construction cost in Tehran

For a five-story project, include basement levels, floor areas, any open commercial ground floor, erection height, crane access and permitted delivery hours. Structural steel weight and the lifting sequence must be estimated from that building’s drawings. Multiplying a two-story unit-area example by five-story floor area will not produce a dependable proposal.

Bolted steel frame cost for a residential building

Bolted connections depend on the specified bolt type and quantity, shop drilling accuracy, connection plates, possible trial assembly and site access. A bolted frame is not always cheaper or more expensive than a welded alternative. Compare both options only on an approved structural design and the same final supply, fabrication and erection scope. The connection type should not be altered solely to reach a lower headline price.

Warehouse and industrial steel structure cost per kilogram

For a warehouse or shed, distinguish primary frames from purlins, bracing and other secondary members. Clear span, eave height, any overhead crane load, transportable piece sizes and protective coating affect both weight and fabrication or erection rates. A warehouse frame price per kilogram should not be applied unchanged to a multistory residential frame.

Cost drivers

What affects the price of a steel frame in Tehran?

Separate steel quantity, unit rates and costs that do not scale neatly with weight.

  • Structural quantity: spans, number of stories, loads, bracing system and connection details influence the designed steel weight.
  • Material supply: section sizes, plate specifications, availability and the date of procurement influence material cost.
  • Fabrication complexity: irregular geometry, many unique components, welding or drilling work and required inspection change shop effort.
  • Transport and erection: constrained streets, staging space, lifting height, crane capacity and temporary stability measures affect the installation plan.
  • Scope and timing: shop drawings, coating, testing, delivery schedule and the division of responsibilities change the quoted total.

Ask each bidder for a quantity schedule, unit rates, separately priced equipment and transport, exclusions, schedule and quote validity. The lowest headline rate may omit craneage, connection hardware or coating. Get a useful proposal

How do you request a steel frame construction quote for a commercial project in Tehran?

A concise, complete inquiry is easier to price accurately.

  1. Send the current drawings: architecture, structural plans, connection details and any existing bill of quantities.
  2. Describe the building: location, use, floor areas, basements, clear spans, installation height and target schedule.
  3. Explain site access: road width, unloading restrictions, storage area and possible crane position.
  4. Choose the contract scope: who supplies steel and who handles shop drawings, fabrication, coating, transport, erection, floor decking and inspections.
  5. Request an itemized response: measured weight and its basis, unit rates, fixed costs, inclusions, exclusions, schedule and validity date.

If your design is not final, ask for a preliminary estimate with written assumptions. Revisit the quantities and price after the engineer has approved the structural scheme. For commercial buildings, mention open ground-floor spans and any special use or installation constraints from the beginning.

Quick answers

Steel frame cost: frequently asked questions

Can I get an accurate steel frame price from floor area alone?

No. Floor area can support a preliminary budget if you state an assumed weight and scope. A reliable quotation requires the project drawings, quantities, connection system and erection conditions.

Does a price per kilogram include the steel itself?

Only if the quotation says so. A supply-and-install rate may include materials; a labor-only rate generally does not. Check the written breakdown rather than assuming a standard meaning.

Are foundations and floor slabs included in a steel frame quote?

Not automatically. They should appear as explicit inclusions or separately priced work packages.

Why do two quotations for the same frame weight differ?

Material specifications, fabrication details, protective coating, inspection, transport, craneage, payment terms and the agreed weight basis may differ.

Can an overseas owner obtain a quotation for a Tehran project?

Yes, an initial scope and budget can be reviewed from plans and site information. Confirm local contract and payment details directly with the project team before relying on a preliminary estimate.
