Shabro Cafe Project at Iran Mall

The Shabro Cafe project at Iran Mall is one of the commercial projects executed by Khakpour Contracting, the execution brand of Deniz Alvand Afaq. The scope of work covered the design and execution of complete interior finishing works, as part of the company’s civil construction projects  and commercial construction projects.
The completed works included required substrate preparation, plastering and decorative plasterwork, gypsum detailing, construction and installation of stone-base columns and lighting elements, stone cladding, column base and floor stonework, as well as painting and patina finishes.

In a cafe and hospitality environment, interior finishing is much more than simply covering structural surfaces. It plays an important role in defining the visual character, atmosphere and overall quality of the space. For this reason, proper substrate preparation and careful coordination between plaster, stone, paint and decorative elements were essential throughout the project.

Interior Finishing Works at Shabro Cafe

The execution of the Shabro Cafe project involved a series of interconnected finishing operations. Each stage had to be coordinated with the requirements of the following stage, from initial substrate preparation and plasterwork to stone installation, decorative detailing, painting and patina.

Commercial interiors require a high level of attention to detail because several different materials often come together within the same space. The quality of the final result depends not only on the individual execution of each material, but also on how accurately these materials meet, align and transition into one another.

For this reason, the finishing process at Shabro Cafe was approached as an integrated sequence of construction activities, with attention given to surface preparation, dimensional accuracy, material transitions and final detailing.

Required Substrate Preparation

Substrate preparation was one of the fundamental stages of the finishing works. Proper preparation creates a suitable base for subsequent plaster, stone and paint applications and contributes significantly to the quality and durability of the final surfaces.

This stage becomes particularly important in a commercial interior where different finishing materials are used together. Each surface must be prepared according to the material that will ultimately be applied to it. A properly prepared substrate helps reduce surface irregularities and provides better conditions for achieving clean and consistent finishing.

Plastering, Decorative Plasterwork and Gypsum Detailing

Plastering and decorative plasterwork formed an important part of the interior finishing scope at Shabro Cafe. In commercial and hospitality environments, plaster is not limited to creating a smooth surface for painting. It can also be used to define architectural lines, decorative frames and interior details.

Gypsum detailing and ornamental plasterwork require accuracy in straight lines, corners, edges and connections between surfaces. These details become especially visible when they are placed alongside stone elements and painted surfaces.

At Shabro Cafe, plastering, decorative plasterwork and gypsum detailing were executed in coordination with the other finishing operations to create a visually consistent interior and maintain continuity between the architectural and decorative elements.

Construction and Installation of Stone-Base Columns and Lighting Elements

One of the distinctive elements within the project was the construction and installation of columns and lighting elements with stone bases. These components served both functional and decorative purposes and therefore required careful attention to dimensions, positioning, installation and their relationship with surrounding surfaces.

Custom-built elements in commercial interiors require coordination between fabrication, installation and finishing operations. The stone-base columns and lighting elements at Shabro Cafe were therefore integrated with the surrounding flooring, wall finishes and decorative details to maintain a coherent interior composition.

Stone Cladding, Column Bases and Flooring

Stonework was another major component of the finishing works at Shabro Cafe. The scope included stone cladding, stonework around column bases and flooring. Each of these applications required attention to alignment, level, jointing and the relationship between stone surfaces and other finishing materials.

Stone cladding can introduce texture and visual variation to an interior, while properly executed stone flooring provides a durable and visually consistent surface. Column base stonework also requires accurate positioning because it must connect cleanly with both the column and the surrounding floor.

At Shabro Cafe, these stonework operations were carried out as part of the overall commercial interior finishing scope by Khakpour Contracting’s commercial construction team.

Painting and Patina Finishes

Painting and patina were among the final stages of the interior finishing process. Once the relevant surfaces had been properly prepared, the application of the final decorative finishes helped complete the visual appearance of the cafe.

Patina finishing can add depth, texture and tonal variation to painted surfaces. When combined with materials such as natural or decorative stone and gypsum details, it can contribute to a richer and more distinctive interior atmosphere.

The quality of a patina finish depends heavily on proper surface preparation, the consistency of the underlying layers and careful application of the final treatment. At Shabro Cafe, painting and patina works were coordinated with the completed plaster and stone elements to achieve a unified final appearance.

Why Integrated Finishing Matters in Commercial Projects

The quality of a commercial interior cannot be judged by one finishing operation alone. Plasterwork, gypsum detailing, stone installation, decorative columns, flooring, painting and patina all contribute to the final result. Their visual and technical relationship is equally important.

One of the main challenges in commercial finishing projects is managing the transitions between different materials. For example, the connection between a stone element and a plastered surface or the alignment between a decorative column and the finished floor requires careful planning and execution.

An integrated approach to civil construction projects and commercial interiors allows these dependencies to be managed more effectively. At Shabro Cafe, the various finishing operations were coordinated as interconnected stages rather than as isolated activities.
